How this estimate works
The estimate comes from an additive model of the features that move a SAP score: walls, roof, windows, heating, controls and generation. It compares the answers above with the typical score for homes of the same age, type and construction in England & Wales.
It is not a substitute for an assessment. A real EPC also takes in details we do not ask for, such as hot water cylinder insulation, floor construction and the exact boiler model. Treat the range as the realistic spread, not the margin of error on a single figure.

Common questions
Why is my estimate different from my last EPC?
Assessors record what they can see on the day. Insulation inside a wall cannot always be confirmed, so it may be assumed absent. That single assumption can move a score by ten points or more.
Does the score change if I improve the property?
Only once a new assessment is lodged. Improvements do not update an existing certificate.
What is a SAP score?
The 1 to 100 energy efficiency score behind the letter band. 69 and above is band C.
