What expiry actually stops
An expired certificate does not make a property unlawful to live in, and a sitting tenant is not affected on the day it lapses. What it stops is marketing: you need a valid EPC before a property is advertised for sale, and before it is let to a new tenant in England & Wales.

The certificate expired while a tenant was in place. What now?
